Thank you to everyone who joined the Plan for Walton 2040 consultant team this week for the Comp Plan workshop.
During this workshop, members of the consultant team presented a summary of their recommendations to the Walton County Comprehensive Plan (“Comp Plan”).
In addition, Marina Khoury of DPZ presented their proposed concepts for a Sector Map to guide future growth, infill, and preservation. She also addressed Place Types, which ensure that where development or redevelopment occurs, it is compatible with the surrounding area.

Preliminary Sector Map
Several of you requested a large-format version of the Preliminary Sector Map. You can find that file here.
Please note that this is a very preliminary version of what a Sector Map could be. The methodology used to delineate the three sectors, Preservation, Maintain, and Growth, is described below.
If the Board of County Commissioners chooses to adopt such a map to guide growth in a more deliberate and sustainable manner, it will require a significantly higher level of scrutiny and technical precision. The final version must be mapped district by district, align accurately with property boundaries, and be consistent with the County’s adopted Future Land Use Map.
Preservation Sector: This sector includes agricultural lands (both general and large-scale), all local, county, and state environmental and conservation areas, and Eglin Air Force Base. The intent is to identify areas where long-term preservation, limited development, and stewardship are the primary goals.
Maintain Sector: This sector includes areas that are recently developed or already fully built out. It is intended for stable, thriving neighborhoods and employment areas that are not expected to experience significant redevelopment. It also includes infill parcels, zoned residential, commercial, or industrial, within these areas, where incremental redevelopment may occur over time.
Growth Sector: This sector identifies areas most appropriate for future development. It includes undeveloped parcels with residential, commercial, or industrial Future Land Use designations that are located adjacent to incorporated municipalities. It also reflects input from County staff, including areas where large-scale projects are in various stages of review or approval, or where development pressure has already been observed.
